When it comes to freshening up your home, you often hear that replacing old carpet and giving some rooms (or perhaps the entire house) a new coat of paint can make a big difference. These are tried and true tips, but really there are even more little details to consider.

If you want to stage your home to sell fast, then you want to go beyond some of that standard improvements to make sure that your home stands out.

New covers for light switches/electrical outlets
The ones you have may look faded or worn. Or if they have become the accidental victims of paint splatters from, it is time to replace them.

New address numbers
Can people even see the numbers on your house? Not only will new numbers that are not weather-beaten look better, they serve a practical purpose. You want home shoppers and their agents to be able to find your home quickly.

New light fixtures
A Virginia-based home stager recently told The Washington Post that trendy fixtures can seem outdated and make buyers feel like your home is not contemporary. She specified “Hollywood-style light strips” and “brass-and-glass ceiling light fixtures” as elements to replace when selling your home.

John Day is a Maryland real estate expert and a South River Colony real estate agent and he can advise you if you want to sell your Maryland real estate.
